Mortgage rates have dropped to the lowest levels on record this week. With these low, low rates some homeowners will be tempted to refinance. But, be beware! In some cases, you would be better to keep your higher rate if you forsee a move within the next 2 years.

In most cases, it takes upwards of 4-5 years to recoup the money added back to your mortgage when you refinance. One of the big problems with refinancing is that you don’t have a real estate professional looking over the settlement statement before you close. One of the main jobs of real estate agents in North Carolina is to ensuring that lenders have not slipped in some “questionable” fees. Even though the federal government has made some rule changes to avoid this, occasionally some of these fees slip through the cracks. According to a recent study by the National Association of Realtors, existing home sales were up in August 7.6%. That’s up over 3.6% from July numbers. The Fayetteville/Fort Bragg area’s numbers have remained above the national average proving once again that this is a great area to own a home.

Since Monday of this week I have probably seen over 100 homes with some prospective buyers. Most of those homes have been new homes over 3000 square feet which is not really that big a deal. But, in this case it is a big deal.

There are a ton of homes for sale in the Fayetteville NC Multiple Listing Service that are selling at a astounding low price per square foot. A couple of years ago a 3000 square foot home with a 2 car garage would be selling for a minimum of $300k. But now, you can get that kind of square footage for as low at $205,000. These homes meet all VA standards and are flying off the shelves. Builders cannot keep up with the demand.
